A luxury condominium development in downtown West Palm Beach will offer residents direct access to a high-tech hospital and longevity center, with units priced between $5 million and $25 million. Easton Street Capital plans to build approximately 300 units next to a new Good Samaritan Medical Center that will replace the existing aged hospital with expanded services and more beds.

“We’re going to lean into this independent longevity living,” said Cody Crowell, co-founder and managing partner of Easton Street Capital. The development represents a growing trend in South Florida where developers are combining high-end living spaces with healthcare and wellness amenities focused on preventive aging. Condo residents will have easy access to a longevity center offering regular brain scans, blood draws, inflammation marker checks, blood pressure and cholesterol monitoring, plus advanced ultrasound machines to detect brain diseases like Alzheimer’s in early stages.

“We are going to lean heavily into technology,” Crowell said. “Essentially, you’re independently choosing to move into our condominiums because you want to increase your health and enhance your lifestyle and do so in a way that is an environment similar to a club where you’re enjoying your life and not just being in an assisted living facility.” The developer said baby boomers have accumulated more wealth than any other generation, making them ideal customers for this premium housing concept.

The new Good Samaritan Medical Center will anchor a campus that includes a hotel, luxury condominium and workforce housing. “The focus of the entire campus is a place where you can live, work and receive health care with an emphasis on wellness and longevity,” said Maggie Gill, group president of Tenet Healthcare, which owns Good Samaritan. “We think of it as an integrative approach to looking at the person holistically to help them stay healthy.”

Florida’s aging population is driving demand for these wellness-focused developments. As much as a quarter of Florida’s population is projected to be age 65 and over by 2030, according to projections from the University of Virginia’s Weldon Cooper Center for Public Service. The significant rise in older residents is expected to create increased demand for health care services and a desire to live longer and healthier lives.

“There is so much interest in it right now,” said Zhe He, director of Florida State University’s Institute for Successful Longevity. He noted that aging is becoming viewed as a potentially modifiable condition that could be improved with certain interventions. Social isolation can contribute to aging, so longevity-promoting community environments could provide health benefits beyond medical services.

A similar concept is already opening in North Miami-Dade, where THE WELL in Bay Harbor Islands combines a wellness center with 66 condominium units. Kane Sarhan, co-founder and chief creative officer of THE WELL brand, said the wellness center includes a full gym, bathhouse with steam room, infrared sauna, cold plunge, and treatment rooms for IV vitamin therapy. The facility also offers access to functional medicine doctors, hyperbaric oxygen therapy, skin care, acupuncture, physical therapy, and energy work.

“We thought about how we are going to enhance the quality of life for those who are hopefully living longer and how we are going to do this in a way where they can enjoy the place that they live,” Crowell said. To help fund the preventive care services, Easton Street Capital plans to sell longevity center memberships to the general public, which will help cover costs and drive down expenses for residents.

Construction on the West Palm Beach project is projected to begin in mid-2027. THE WELL in Bay Harbor Islands is expected to open by the end of this month, featuring an organic cafe and grocery store with meal programs, plus a movement studio for yoga, meditation, and fitness classes.
